In a tight, energy efficient house, the HVAC system can make or break you

A lot of moisture is generated inside a house, but most comes from the outside in. At least that's what EPA says in their excellent Moisture Control Guidance for Building Design, Construction and Maintenance.

I like to call it the Water Control Guide (Hey, I'm an editor, I can't help it.)

The appendix begins with this:

"Some of the moisture problems in buildings can be caused or accelerated—or reduced or avoided altogether—through HVAC system design and installation.

The HVAC components that dehumidify the ventilation air deserve careful attention because outdoor air constitutes most of the annual humidity load for nearly all buildings." — EPA's Water Control Guide

Leaky ducts, wrong-size equipment, or just plain dirty equipment can cost money and make the house uncomfortable for people while masking it a palace for mold and mildew.

The EPA Water Control Guide, has an HVAC Inspection Checklist in the appendix section.
